Renting an apartment is a great way to earn income every month. The tenant monitors and is responsible for paying utility bills such as electricity,water,heating. In order for everything to go well we need to be able to find honest and responsible tenants to rent our home to.

How to recognize the incorrect tenants?

In some cases, unfortunately, landlords do not always manage to find the right people, but come across incorrect and irresponsible ones. In case you have come across such type of tenants, it is right to take immediate action and rectify the problematic situation on time.

• Breach of contract clauses
• Inregular payment.
•  When late payment becomes a regular practice and the unpaid months begin to accumulate, it is proper to request  an advance deposit of one month's worth of rent when signing the lease agreement.
• Another practice you can use is having the contract signed between the two parties notarized , to be able to get more security and become a solution to a problem when a dispute arises.
• Failure to take adequate care of the property- it can be expressed in different nature.-

          -Activities such as repairs and disposal of furniture without prior comment with the owner.

       -Systematic damage to inventory and failure to maintain sanitary     habits.

Poor communication

Poor communication can be the root of a number of problems. In this case, it will be helpful to know   the person you are  giving your home to very well and whether they have fully earned your  trust and you can both be satisfied.

How to solve the problem

• A lease agreement- it clearly spells out what the rules and obligations of the parties are.
• Claim to quit the property

If the landlord cannot persuade his tenant to leave voluntarily, he has the right to bring an action to vacate the property in the appropriate district court.

• Placing a separate claim for compensation

It is also good to know that if the tenancy is terminated and the tenant refuses to leave the property, they owe compensation to their landlord.
